New Year, New Buyers!

The Denver and Surrounding area is off to a Screaming start. Inventory at its lowest (6,000+) as I write this. It makes for interesting strategies and frustrated buyers. Not enough homes and a surplus of buyers. There are many times where I find myself frustrated not so much about the market but more about the aggravation I can see in my clients eyes, when you step back and look at their situation, buying a home is the American dream and these clients are putting all their efforts and assets into the process. It can come to a head real quick!! The point of giving up or moving on…

 

So I get the question all the time, when a offer is not accepted…why did someone else get their offer accepted and not mine?? Depending on how much info is shared from the listing agent to the buyers agent is always never the same, but it goes something along the lines of…Well the seller liked the price and terms of another offer better. So what does that mean exactly, I work as a Buyers Agent and also a Sellers agent so I see both sides. This is the point to my blog today, Preparation and Perspective go along way in this market… so what exactly does that mean?? Let me explain

 

In todays market the best thing you can do for a first time homebuyer with kid gloves on is explain to them the big picture, the market, the stats, and that it is a Sellers Market and a very, very strong one. I’m the type of person that feels like if I don’t tell them what they need to know, they will never know even if the truth hurts a little. So watch your toes, cause I’m about ready to step on them…Preparation to buy in this market takes mental strength and financial preparedness. The reason you didn’t get your offer accepted is because the other buyer(s) were prepared to compete, financially, and risk a little hard work that might have to go into the property. Does that mean I should waive my inspection?? No, but it means that maybe we just need to focus on a few key items and give the seller some comfort with only the Health and safety of your home. Did I not go high enough on my offer?? No, not always the case but does help, an FHA buyer in comparison to a Conventional buyer is a big difference, especially when the market is going through the ceiling and the Appraisers are thinking next week the market is going to fall apart. Lol

 

So here it is, financially you need to be prepared to enter the market with cash down, a great credit score, & take some risks (calculated risks), after all this is the Dream you have wanted correct?? Go after your dreams, but be prepared to have Dream Stealers (sellers), and don’t give up on your dreams, because it is a fact that homeownership is one of the greatest investments that can set you free.
